The month-to-month rental analogy is probably apropos. So, you've been living in an apartment for 10 years. No lease for the last 8. Been paying the same rent the whole time. New tenants are paying more and being charged for garbage collection, which was included in the rent when you moved in. The landlord's been accepting your rent check every month without a peep. There's a lot of vacant apartments in your town and you've paid regularly for 10 years.
Would you go to the landlord and ask him how much he'd like you to pay? Would you keep going on as you have for the last 10 years? If the landlord say's he'd like to raise your rent would you try to negotiate a discount based on your having been a good tenant for many years?
